Roedel to renovate hotels in Merrimack, Manchester

Roedel Companies will reopen the 110-room Fairfield Inn in Merrimack as a Holiday Inn Express in the fall after a $2 million renovation.

MANCHESTER — Roedel Companies will reopen the 110-room Fairfield Inn in Merrimack as a Holiday Inn Express in the fall after a $2 million renovation.

In Manchester, Roedel Companies and partner Alta Properties are renovating the recently purchased Clarion Hotel at Amoskeag Circle. It will be rebranded as a La Quinta Inn and Suites and also is expected to open in the fall.

"We believe in the long-term economic viability of southern New Hampshire in general," David Roedel, partner of Roedel Companies, said.

“In particular, in the Merrimack case, we feel that by investing in that hotel, you’ve got very good real estate, but what it really needs is a rebranding and renovations, really a complete sort of modernizing of the facility to suit the needs of today’s business and leisure traveler. Once that’s done, we think that hotel will be sought after,” Roedel said.

Roedel Partners of Merrimack LLC purchased the 4 Amherst Road property for $1.75 million from Michael George, court-appointed receiver for Lodgian Hotels Fixed III LLC, according to online Hillsborough County Registry of Deeds records. The deal closed Tuesday.

The property is assessed at $5.23 million, according to online Merrimack records.

The Fairfield property is near Exit 11 off the Everett Turnpike, about a mile from Fidelity Investments, and will benefit from the planned openings of the Manchester Boston Regional Airport access road in November and the Merrimack Premium Outlets next year.

"Customers today are staying in Nashua, mostly near Exit 8, but are doing business in Merrimack and will return and utilize the facility,” Roedel said.

Group One Partners of Boston is the architect on the Merrimack project, BMA of Amherst on the Manchester project. Roedel subsidiary ROK Builders is the contractor.

Roedel Companies operates a portfolio of 10 hotels, and ROK Builders renovates 30 to 45 hotels a year on the East Coast.

The Merrimack property was built in 1981 and was originally an Appleton Inn, Roedel said.
